No Foolin’ – The Big Boys Are Making Some Major Changes
Google Mobile-Friendly Test – Google is bringing a major change to it’s search algorithm on April 21st.  If your site is mobile optimized all is good.  If not, the Search Engine Optimization could be affected.  Fear not, once you pass the test, you will be back in Google’s good graces.  Test your site by going to the Google Mobile-Friendly test on MichaelTritthart.com.  KW agents – you can have your eAgentc pass the test by watching and following the steps in my Google Mobile Friendly video.

Facebook Embed Video – Facebook is taking a major shot at YouTube’s market share.  The next evolution of this is Facebook embed videos.  Now, you can take a publicly shared video and add that to your website/blog with code.  Videos about your community, ones you have posted.  Or better yet, think of how many kitten videos you can now easily add to your blog!  More information about what this is and install directions can be found on MichaelTritthart.com.

DuckDuckGo  Not one of the big boys, but an up-and-comer for a major reason.  Tracking and the lack there of.  Predictive data is huge in 2015.  It is a major factor in the marketing and structure of many companies and real estate businesses.  But sometimes, the little guy gets tired of every move online being tracked and ads popping up, tailored to those searches.  That is where DuckDuckGo comes into play.  No ads.  Just clean natural results.  It’s actually kind of refreshing to use.  Go check it out for yourself.  It can be found, along with more useful sites on MichaelTritthart.com.

2015 Brings Some Big Changes – Are You Ready?
2014 was a great year for real estate.  Time to make it even better in 2015.  Kicking off my 11th year of newsletters (that blows my mind) there is a big change to Facebook on a couple of fronts.

1.  Facebook is gunning after Google and YouTube.  Recently, for the first time, more videos were loaded to Facebook than YouTube.  Facebook is testing new video channels that operate and look very similar to YouTube pages.  Check out this info further on Facebook.com/technologytidbits.

2.  But the biggest marketing change of all for Facebook starts in January.  Facebook is moving their pages more and more toward pay posts.  Basically, you want your posts to be seen?  Time to pay.  The focus is moving away from the amount of likes you have toward the following key points:

  • Research the New Rules – Posts that are all about promotions with no content, promote installing an app or just copying company advertisements are a no go in 2015.
  • Be Unique – Don’t just copy and paste.  This is going to be the biggest challenge and yet biggest opportunity for marketing your business.  Rule of thumb – get creative and engage your audience!
  • Drive Them to Your Site – This is something that has not changed.  Facebook is (has been) a sales funnel for your sites.  Continue to drive them to your lead capture sites.  Just make sure your sites are set up correctly to capture the leads.
  • Don’t Fight It – The changes are happening whether you like it or not.  Change inevitably happens, so adjust your marketing techniques and continue to grow in 2015.
Check out more Facebook lead generation techniques on MichaelTritthart.com.

4 Gifts That Keep on Giving

Client TestimonialsTis’ the season….for client testimonials!  Client testimonials/reviews are some of the best (and free!) ways to improve your SEO and generate more leads.  Think about how many times you check reviews before going to a restaurant, movie, event, etc.  More and more potential real estate clients are doing the same thing.  But where should real estate agents ask for/post reviews?  Here are just a few.

1.  Zillow – Zillow alters how agents are ranked and viewed on their site; partially based on agent reviews.  Go to Facebook.com/technology tidbits for 19 tips on how to get more reviews.

2.  Market Leader Websites – The Market Leader (now owned by Trulia, soon to be purchased by Zillow) websites have a spot to load reviews. Agents: share the link to the About page on your website with clients.  There is a recommend button on that page where clients can type reviews.  Agents – if you have some testimonials from previous clients and need a place to showcase them, you can load them (with your client’s approval of course) on this page as well.  View an example of this at the bottom of our list of website designs.

3. YouTube then Facebook – The hardest thing to do is to get a testimonial after the fact.  Get that testimonial at the closing table.  Use your smart phone or tablet and video tape your clients sharing “One Thing” that you did to help the closing happen.  They will then share more than one thing and create a great video that you can post on your YouTube channel and add to your website.  You can then post on Facebook and tag your clients as well.  That is a great way to generate more leads from their friends and family.  Just make sure and ask for your client’s approval first.  Heck, you can even it post these to your LinkedIn page!  Log into LinkedIn and view my testimonials at LinkedIn.com/in/technologytraining

4.  Google – The BEST SEO site by far.  Create a profile at Google My Business.  Clients who then have a Google account can write a review about your business.  A review that will show up in Google results and actually help your clients show up more in Google searches.  A win-win all around.

Tech Treats NOT Tricks
Happy Halloween!  Below are some treats to help you generate more business than the candy kids will get tonight!

1.  LeadPages – LeadPages.net allows you to quickly create landing pages or squeeze pages for whatever topic you want to promote.  That FREE eBook that you offer, or the 5 Ways to Sell Your Home at Top Dollar that you promote.  It is compatible with WordPress, Facebook and other platforms.

2.  Put down the candy…and pick up Facebook!  A nice change to your Facebook Business Pages recently occurred.  In the top right hand corner of a status update, you now have the ability to create a post as your or another one of your pages; not just as the page you are currently on.

3. When you post a link to Facebook from your Market Leader (eEdge or PRO) site to promote and generate leads, a photo used to auto appear; which was great.  A photo doesn’t auto appear now – which is bad.  Watch this video from YouTube.com/MichaelTritthart on how to fix the problem.  BTW – I am not pointing fingers as to who is causing the problem….but it is Facebook.

4.  And the best way to avoid all of the Tricks this year?  Check those social media security settings. They change all they time and if you haven’t looked at them recently now is the time. Social Media just shared a handy Social Media Privacy Settings guide.  You can find this on Facebook.com/TechnologyTidbits.

My Recent Aha’s For Improving Your Business
energy_saving_bulb.jpg Hopefully everyone understands what an Aha is.
That is the light bulb moment you get when you
see/hear/feel some outstanding information that
can change your business and life.  A couple of
weeks ago at Mega Camp there were some Aha
moments.  The two biggest ones are actually
confirmations of Aha’s that I believe in and train
on in my sessions.

1.  Just follow the plan when it come to real estate.  Almost everyone

on stage commented on how they followed scripts, used the models
outlined by the Millionaire Real Estate book, etc.  BE PURPOSEFUL in
what you do.

2.  Get your fair share of the easy leads – the low hanging fruit.

Facebook has many different ways to accomplish that that I teach
in my classes.
of the most powerful ways to generate leads is to create a Facebook
Boosted Post.  Below is an image to a recent post that I created that
reached over 34,000 people and cost only $150!  Click the Boosted
Post image below to watch a training video on how to create your
own post and start to generate leads – quickly!

November 2011 Tech Tidbits

Posted in Facebook, Real Estate, Technology, Technology Training with tags , , , , , on November 9, 2011 by mtritthart
I hope everyone had a safe and fun time on Halloween. Here are two tech sites that will still put a scare into you.

TakethisLollipop.com Ok, a little disclaimer here: (pretty bad if I have to do a disclaimer, huh?) This site is not for everyone. It will not infect your machine or your Facebook account. Google it if you don’t believe me.

Lollipop is a one-time download that puts your Facebook account into a creepy short movie; just in time for Halloween. The movie underscores a valid point regarding how vulnerable we are on line. It is very polarizing; reports are that there were big discussions at Facebook HQ when the site went up. Also Facebook contacted the creator to “inquire” about his intentions.

Bottom line: This site will make thing before your next Facebook posting involving family photos/data. If you want a creepy scare for Halloween and you want to be part of the movie then check out TakethisLollipop. Or do what I did and watch it with someone else’s data on YouTube!

Internet Archive Wayback Machine They’re baaack! One of my favorite sites is back up and better than ever. Just like radio waves in space, nothing on the internet ever goes away. To prove that point, Wayback has archived over 150 billion from 1996 (soon after Al Gore invented the internet!) to just a few months ago. How does this affect your business? Have you ever had a photo or text on an old site that you still wish you had? Would you like to see the activity history of your website over the course of years? Now you can.

Bottom line: This is a valuable and fun tool for your website. Since you can see how your site looked like in 1996 it may be even scarier than TakethisLollipop!
